How we handle hard water stain removal

The white spots on your lower windows are not dirt. They are calcium and magnesium left behind every time a sprinkler hits the glass and dries in the sun. Regular cleaning will not touch them, and after a few seasons they start to etch the surface.

We test a small area first, then use a glass-safe mineral remover and fine polishing pads matched to the severity of the staining. Once the glass is clear, we can apply an optional hydrophobic sealant so future spots wipe off instead of bonding.

Post-construction glass: what cleans off, and what is already permanent

Builders call after the trades leave and ask us to make the glass look new. Sometimes we can. Sometimes the pane was damaged weeks ago and no product on a van will bring it back. Here is the honest split before you pay anyone.

Comes off on a normal final clean

  • Drywall mud, joint compound dust and sanding haze
  • Latex and acrylic overspray on annealed glass, wet-scraped
  • Sticker and label adhesive, plus the ghost of a shipping label
  • Stucco and mortar dust, before it has been rained on
  • Blue protective tape residue and film adhesive
  • Silicone smears that are still soft and proud of the glass

Needs restoration, quoted per pane

  • Stage 1 mineral deposit sitting on the surface, lifted with an acidic gel
  • Light sprinkler overspray haze polished out with cerium oxide
  • Cured silicone and construction adhesive, cut back then polished
  • Concrete slurry splash caught early, before the alkali bites

  1. Scrape test first

    Before any blade touches a pane we scrape a 2 in test square in the least visible corner and inspect it in raking light. Tempered glass can carry fabricating debris, small fused particles from the tempering oven bed, and a blade drags those across the surface as permanent scratches.

  2. Blade rules

    New blade per elevation, glass always flooded with solution, single direction, never dry, never over a coated surface, never on a mirror or a filmed pane. If a pane fails the test square, it is finished by hand and the builder gets it in writing.

  3. Scope split

    We price construction work as rough clean, final clean and touch-up. Rough is dust and debris after trades leave, final is the detail clean before handover, touch-up is the walk-through punch list. One of the three is not the other two.

  4. Written condition report

    Every pane already damaged when we arrive is photographed, numbered against the window schedule and reported the same day. Glass damage is argued about at handover, so we settle it at the start.

Restoration is quoted per pane after an in-person look, because the difference between a deposit sitting on the glass and an etch inside it cannot be judged from a photo.
